Our August OSC of the Month is Faith Blalock with Berkshire Hathaway Taliesyn Realty.  In this interview, Faith discusses her experience as an OSC and the support she’s received from the team at BHHS and DoYouConvert.

What is your company, role and location?

I am the New Home Specialist with Berkshire Hathaway Taliesyn Realty. We are located in Memphis, TN. We represent Regency Homebuilders exclusively.

How long have you been in your role/or working in new home sales?

I have been in my role for about 2.5 years.

What was your career path to becoming an OSC?

My path to becoming as OSC started by a friend’s referral of BHHS Taliesyn Realty. At the time, my friend was actually working for Regency Homebuilders and thought I would be a great fit for the OSC role. I was working in retail before I started as a New Home Specialist so I am very comfortable talking to customers. BHHS Taliesyn Realty had been searching for an OSC for several months. After interviewing with several different people from BHHS Taliesyn and Mike Lyon at Do You Convert, I was offered a position as the OSC and I’ve been here ever since!

How many online leads do you manage monthly?

80-150 leads/month.

What’s the most challenging aspect of your job?

It can be difficult coming into an OSC role to a sales team that hasn’t had an OSC before or forgot what having an OSC is like. It can be hard for the sales team to understand the importance of updating the OSC and Lasso. Knowing what happened at an appointment is a crucial part in our process. We can’t help if we don’t know what happened.

What is the most useful technology tool to your job?

Lasso, Outlook, TextingBase, Google Sheets, Google Calendar. I cannot live without any of these – my life would be a complete mess!

What is your “go to” closing technique to get an appointment?

“This is great information you’ve provided me with. Let’s get you out to our onsite sales agent to further explore your home search and tour our model – does Saturday at 12pm work for you?”

What/Who are your resources for training and/or support?

Jen Barkan, Mike Lyon, Eddie Scruggs, Doug Snead, and Sarah Mercer. I would not be where I am today without the help and knowledge from these five people. Jen understands what challenges we face and how great it feels to set an appointment and to get a customer to contract because she was an OSC herself. That is a super helpful edge that Jen has when training any OSC. Mike Lyon has helped me from the very beginning. Mike helped me learn all the scripts, tips, and tools I needed to know to help me pass the Online Sales Readiness Quiz and continue that success after as BHHS Taliesyn Realty’s OSC. Eddie (boss), Doug (sales manager), and Sarah (marketing director) help me on a day-to-day basis with any questions I have about new construction, real estate, difficult customers, marketing, and any other questions I may have. I am so thankful to be able to work and learn from them and have their support!

Do you have any specific successes you’d like to highlight?

My online sales contribution ranges from 25-30%.

Any tips or advice for fellow online salespeople and marketers?

Keep a work/life balance and don’t burn yourself out by taking on too many extra projects. Also, be sure to take a day off – we all need it!

Favorite thing to do outside of work?

Outside of work, I love to hang out with my boyfriend and our friends. Take our dog, Roscoe, on walks, and always stay caught up on our favorite shows. And sneak a vacation in every once in a while!
